The reducing-balance formula is EMI = P × r ÷ [1 − (1 + r)⁻ⁿ]. P is principal, r is the annual percentage rate divided by 1,200, and n is the number of monthly payments. At zero interest, EMI equals principal divided by months. Each schedule row allocates interest on the opening balance and applies the remainder to principal.
For a 100,000 currency units loan at 12% annually over 12 months, the monthly payment is approximately 8,884.88 currency units. Fees, insurance, and lender rounding are excluded.
Compare fixed-rate repayment scenarios before discussing a loan with a lender. The schedule separates interest from principal, helping explain why early payments typically reduce the balance more slowly than later payments.
Spreading repayment over more months reduces each installment but leaves principal outstanding longer. At the same positive interest rate, that normally increases total interest in this model.
The monthly payment becomes the loan amount divided by the number of monthly payments. Any lender fees still need to be considered separately.
